- We are a multi-service company which BUYS, REPAIRS, MANAGES, and SELLS HOMES.
- We work with Buyers who want to secure a home, live in it now and want to explore all options in how, when and what type of financing they will get to buy the home.
- We work with Buyers who want to move into the property now before they complete the tedious loan application and loan processing delays.
- We work with all types of Buyers and situations. Some need time to alleviate a shortage of down payment, some need time to solve credit issues, some just want to "try-out" the house, schools or neighborhood.
- After our Tenant/Buyers move in, we work with lenders to get them "seasoned", so they can qualify for a new loan and then buy the property.
- This gives us a very large pool of Buyers who make great customers and allow us to buy and sell very quickly.

- With 3-5% down as an Option-to-Buy Fee you can qualify for our "Homeowner in Training" Program giving you time to improve your credit and build up your necessary down payment.
- You can earn a fixed monthly credit toward your future down payment.
- Once your credit has improved or you have accumulated enough down payment you can qualify for a traditional low rate bank loan or you may choose to convert to our easy qualifying "American Dream" Homeownership Program.
- This program is perfect for those with credit issues or those who haven't saved enough down payment or just want to "test-out" the neighborhood, the schools or the house.
- Requires no bank financing or bank qualifying.
- We are not Bankers, or any other Financial Instituion. Therefore, This Program is Limited by State Law And we close with certified Real Estate Attorneys.
- You can increase your take home pay. You get to deduct interest payments and property taxes from your income taxes. This lowers your income taxes and allows you to increase your deductions.
- Requires 10% of the purchase price as down payment. You can choose to pay more and that will lower your monthly house payment.
- You can receive all the benefits of homeownership NOW without the hassle of bank financing.

Exodus Homes 360 is the result of what happens when we as a company do not have monetary success as the dominating factor in our decision making. Our entire staff has chosen to place our customer's needs front and center, to be a vessel for encouragement and positive change, and to have a lasting impact on the many individuals we serve. In doing so, we have collectively decided to swap our core mission from that of monetary success to significance.
